CHECK-IN & CHECK-OUT POLICIES
Check-in Age:
Guests must be 21 years or older to reserve a room. Guests must present photo identification and proof of age upon arrival to the hotel. Photo identification must match the name on the reservation.
Check-in Time:
Our check-in time is 4pm - 1am, however should you need to arrive earlier, if an early arrival is available on your day of arrival, a fee might apply. Late check-in is also possible. Guests must notify the hotel in advance of any late arrival so we can inform the front desk accordingly. The front desk is available 24/7 to assist you.
Check out Time:
Check out time is at 11:00AM. Should you need a late check out, if a late check out is available on your day of departure, a fee might apply. The late checkout fee varies, depending on the time of day.
LUGGAGE
Due to liability and safety concerns, the hotel will not hold guests' luggage. Thank you for understanding.
RESERVATION CANCELLATION & DEPOSIT POLICIES
The hotel’s cancellation & deposit policies vary based on the rate or offer selected. Different policies may also apply during special events & holidays.
SERVICE FEE
A mandatory daily resort fee of $30.00 (subject to applicable lodging tax) will be added to the guest room account and includes a variety of amenities and services to lift the guest experience by providing added value to the guest's hotel stay. If you booked on the hotel's official site, the resort fee is already included in the grand total stay amount.
PAYMENT POLICIES
A valid EMV credit or debit card is required to guarantee the reservation and must be presented at the time of check-in. The hotel's credit card authorization process seeks approval for $100.00 for incidentals in addition to the room and tax charges for the entire stay. You will also be asked to present a valid picture ID.

*Prepaid cards, CashApp cards, Chime, and similar cards or mobile payments are not accepted for this purpose. Cash may be used to settle the remaining balance of your stay but cannot be applied to the incidentals hold.
The $100 hold will be released within 48 hours of a successful room inspection after check-out. However, your bank determines when the hold is removed from your pending transactions—typically 3–7 business days for credit cards and 2–4 weeks for debit cards. This hold will not appear as a refund but will disappear from pending transactions. Please consult your bank for details on their pre-authorization policies, as the hotel cannot expedite or remove holds directly.
Holiday and special events may require a non-refundable prepayment up to 30 days prior to arrival. No early departures are allowed. Special events include but are not limited to New Years, Boat Show, Winter Music Conference & Ultra, Memorial Day weekend, and Art Basel.
ROOM OCCUPANCY
Room occupancy is recommended not to exceed two persons unless booking our suites or double bed rooms. Rollaway beds are not provided. If you exceed the maximum number of guests allowed, you will be asked to rent another guestroom or vacate the hotel.
VISITOR POLICY
No visitors after 10:00 PM. Visitors are not allowed to use guest amenities.
NOISE POLICY
We require that all guests abide by 10:00 PM to 9:00 AM quiet hours.
No parties, loud disturbances and/or noise-nuisance are allowed or tolerated on these premises.
PROPERTY DAMAGE
You are liable for any damage howsoever caused (whether by the deliberate, negligent, or reckless act) to the room, hotel’s premises, or property caused by you or any person in your party whether or not staying at the hotel during your stay. Any costs associated with repairs and/or replacement will be charged to the registered guest's credit card. In extreme cases, criminal charges will be pursued.
*We reserve the right to refuse service to anyone for any reason(s) that does not violate Federal or State laws.
WI-FI
We want our guests to stay connected. Wi-Fi is available in the public areas of the hotel and access to in-room Wi-Fi is included as part of the Hotel Service Fees.
PET POLICY
We are a pet friendly hotel. A maximum of 1 dog, 40 lbs. and under is welcome per stay A $250 non-refundable cleaning fee is required. This fee is waived for certified service dogs. If your pet is a service animal, please provide the necessary documentation upon check-in and we will waive the $250 pet incidental hold. Service animals can never be left unattended in the room. Pet must be accompanied and leashed at all times. The registered guest will be held accountable for any compensation to be given to another guest due to the inconvenience caused by a registered pet or service animal on our property while renting a room from us.
SMOKING POLICY
Waterside Hotel is a non-smoking establishment. We do not permit smoking tobacco, marijuana, illegal drugs, e-cigarettes, vape pens, vaping, cartridges containing the liquid nicotine, or cigars in our facility. Penalties will apply - $250 charge to your card and possible eviction. Although smoking is not permitted within the hotel building itself, guests who smoke are permitted to do so outside in designated areas.
PARKING POLICY
Parking in Miami Beach can be difficult due to the popularity of the area. Most places are within walking distance. For longer trips, some of our guests use ride-sharing apps like Uber or Lyft.
HOUSEKEEPING SERVICE
The hotel offers housekeeping services every 3rd day or by request.Our Housekeeping Staff will honor the “Do Not Disturb” ( “DND”) door hanger once during a twenty-four hour period indicating that the room is occupied.
*Returning left behind or found items may incur a delivery and/or shipping charges to the recipient. Nothing contained herein is intended to or shall alter the statutory liability restrictions set forth in 509.111, Florida statutes, or any other federal, state, or local law, rule, regulation, or ordinance which limits liability for damages against a public lodging establishment or the operator of a public lodging establishment.
PACKAGE POLICY
We will gladly hold our guests’ shipped packages up to 7 days prior to their arrival. Guests will be charged $5.00 plus tax, per package, after the 5th package. Packages over 20 lbs will be subject to a $10.00 plus tax handling fee per package. We suggest that guests purchase package insurance because we will not be held liable for damaged or lost packages. Guests are responsible for claiming their package(s) at the time of check-in and each time they receive a delivery notification from the carrier. You can request packages from 9:00 AM - 7:00 PM at the reception.
